You would be surprised how easy it is. Over 92% of US home buyers today start their home search online and work with a buyers agent. Why? Because sellers pay commissions in Florida. It does not cost most buyers to work with a Realtor. In fact, they have no reason not to work with a buyer’s agent. Once your property is on the MLS,  it’s easy to reach these buyers because those same agents will now see your property.

You’ll save a significant amount in the Seller’s Agent Commission. For typical customers, this can add up to over $25,000 in savings.

The majority of buyers are still represented by an agent, so it’s recommended that you offer the buyer’s agent commission to incentivize agents to bring you buyers and help sell your home faster. We recommend between 2% to 3%. Remember, you are saving 1000’s already so don’t make your home less desirable to buyer agents by offering less.

Before and after your listing goes live, we will send you the listing for your review and records.

Our goal is to have your listing live 24 to 48 business hours after you’ve submitted your listing and all the needed info. Your listing will go live on the MLS and various portals like Zillow, Trulia, and Realtor.com. You can check it out on any of these sites.

Your goal is to get your listing in front of as many buyers as possible, it’s important to list it on the MLS. 

 

Just like the saying “location, location location”, pricing your home right is critical to selling your home fast. Your home may be gorgeous but if not priced right, it will get skipped over by buyers. As part of the listing process, we will give you data to guide your pricing decisions.

 

Today most buyers are represented by agents. To incentivize the buyer’s agents to show and market your home, we recommend offering them commission at the market rate in your area. If you offer a low commission rate, less than 2.5% for example, the agent make not even send your property to their buyers. Trust us, it happens every day!

Yes, within hours of your listing going live. National reports show that 89% of sellers listed their homes on the MLS, because of this exposure. The MLS also syndicates listing data to home search sites. This benefit can help with the exposure that other sites do not offer.

Although most homeowners have a smartphone that can take photos, you are welcome to upload your photos however we do not recommend this practice. Buyers look at photos first before reading anything about the home. Quality photos is the most important factor to getting a buyer to want to see the home in person and fall in love with your home.

MLS boards are based on specific counties. We will list your home on the best board based on the location of your home.

No, because the buyer’s agent will still be receiving a commission. Your savings come from not paying full commission to list your property. Once on the MLS, your listing is similar to the other listings in the MLS.

No, we do not provide lock boxes. Lockboxes can be purchased at Lowe’s, Home Depot, or Amazon.

We do not charge cancellation fees or early termination fees to cancel your MLS listing. The listing fee is non-refundable.

The MLS prohibits using photos that you did not take or do not have permission to use. Using screenshots or photos that you did not take yourself is unlawful and violates copyright laws. This includes photos from previous listings, screenshots from Google Maps, screenshots of satellite imagery, and photos of amenities taken from your HOA’s website.

Yes, the listing agreement must be signed by all owners of the property. We will ask for their names and email addresses during the listing process. If the property is titled to an LLC, corporation, or trust, the listing agreement must be signed by someone who is authorized to sign on behalf of the entity. The listing agreement will be sent to you for e-signature in our secure portal.
